  • Gazumping is rare — because the seller is legally bound once missives are concluded, gazumping (accepting a higher offer after accepting yours) is legally actionable in Scotland. The Scottish system is more protective of buyers in this regard.
  • Home Reports — all properties for sale in Scotland must have a Home Report — a package of surveys and information about the property’s condition, energy performance, and valuation. This is provided to all interested buyers before offers are made — meaning you do not need to commission your own survey in most cases.
